For owners who live elsewhere
Second home locksmith in Orihuela Costa for owners who live elsewhere
You are in the UK, the house is in Lomas de Cabo Roig, and the neighbour has just sent a photo of the gate. Locks can be checked, changed and secured with someone you trust opening up, and you kept informed throughout.
- Arranged by phone or WhatsApp
- Photos sent before and after
- Price agreed before work starts
The coast in numbers
A coast full of houses waiting for their owners
Of the 88,528 homes counted in the municipality of Orihuela, only 31,863 are somebody's main home. Most of the municipality's registered tourist lets are on this coast, and many of the other homes belong to people who spend part of the year in the UK or elsewhere in Europe: British residents alone number 9,681 in the municipality, before counting the owners who never register.
Residents' representatives estimate around 60,000 people living here in winter and over 100,000 in summer. An empty house in October is normal here, and so is the worry about it.
What can be done
Lock work that does not need you on the flight
-
A check before you leave
Front door, porch, slider, garden gate: each lock tried and lubricated, worn cylinders flagged, and a list of what you have on the doors.
-
New cylinders while you are away
When you no longer know who holds keys, the cylinders are changed with your key holder present and the new keys handed to the people you name.
-
A door secured after a scare
Your neighbour finds the gate open or marks on the door. Once it has been reported, the lock is made good, and you get photos of the work.
-
Getting a tradesperson in
The plumber is booked but nobody has a key. With your written permission, the door is opened for the appointment and locked again afterwards.
Why it matters here
An empty house, and a police post up the road
The Guardia Civil has no station on Orihuela Costa itself: the post covering this coast is in Pilar de la Horadada. Residents' representatives asked publicly for more patrols in August 2026. None of that is a reason to panic, but it is a reason to make sure the doors of a house left alone for months lock properly and that you know who holds the keys.
If the house has been broken into, start with repairs after a break-in. For a planned change of every cylinder, see a lock change.

Questions
Questions owners ask from abroad
Can you work at the house without me being there?
Yes, as long as someone you trust lets us in and you confirm who they are, in writing or by phone. That can be a neighbour, a key holder, a property manager or a friend.
How do I pay from abroad?
The confirmed methods are cash, card or Bizum. If nobody will be at the house with a card or cash, say so when you book and the payment is agreed with you before the visit.
My neighbour says the door looks tampered with. What should they do?
Not go in. If it looks forced, the Guardia Civil should see it first, and nothing should be touched until then. Once it has been seen, the door is made to lock again.
Who should hold a key while I am away?
As few people as possible, and people you can name. If you no longer know who has keys to the house, new cylinders are cheaper than finding out the hard way.
The house has been closed since the spring and the lock is stiff.
Do not force the key. A cylinder that has not turned for months on the coast is often only dry and gritty, and a stiff key that snaps turns a ten-minute fix into a lockout.
